Resolved Question: How accurate is ip-address.com?

I recently used an Ip tracer from http://www.ip-adress.com/ip_tracer/ and inputted an IP address I viewed through a friend's email. I traced the IP Address, and the website told me that it originated from Sunnyvale, California, which I know is not possible since I know my friend's address. Can you guys tell me what's going on?
